Terry Richardson
CEO & Founder

Terry L. Richardson is deeply involved in all aspects of Heritage Partners, including acquisitions, dispositions, leasing, development, construction, finance and property management. He also manages the day-to-day operations for the firm, including company-wide strategies and systems.

Terry has 30 years of experience in design and construction of retail development projects. Prior to forming the Petrie Richardson Ventures partnership, Terry served as Owner and General Manager of Lane Engineering, a mid-Atlantic based development services and civil engineering firm and as a Construction Project Manager of the international consulting firm Dames and Moore.

Christian T. Duffy
President & Founding Partner

Chris Duffy oversees the day-to-day construction development projects and land acquisition. He also leads project budgeting, as well as due diligence and underwriting. Chris has 25 years of experience in acquisitions and mergers, entitlement, development, and construction.

Prior to joining Heritage Partners and Petrie Richardson, he was Director of Land Acquisition for Hovnanian Land Investment Group, acquiring large tracts of residential land on a national basis to be entitled, developed and delivered as finished lots to national homebuilders. Chris currently resides in Davidsonville, Maryland with his wife and three daughters.

Warren "Bud" Duckett III
General Counsel & Founding Partner

Bud Duckett is responsible for overseeing, managing and documenting all of the firm’s legal affairs and corporate matters. Prior to joining Heritage Partners and Petrie Richardson Ventures, Bud practiced law at the law firm of MulreninFrances, P.A. in Annapolis, Maryland, as well as Whiteford, Taylor and Preston, L.L.P. in Baltimore, Maryland. Bud graduated from the University of Baltimore School of Law and the University of Maryland, College Park.

He lives in Annapolis, Maryland with his wife, Joan, and has four children, Bird, Chase, Lucy and Oden Bowie.

Kwame Mbroh
Partner, Accounting & Finance

Kwame Mbroh is responsible for corporate and property accounting, overseeing payroll, AP/AR, fixed assets, and tax and revenue recognition. He oversees all property budgets and corporate projections, and assists with forward-planning for the partnership. He maintains and designs their advanced system of internal controls, issuing accurate financial statements, and meeting all external reporting requirements and deadlines for lenders and investors.

Kwame joined Heritage Partners in 2012, and has been instrumental in the company growth, optimizing the performance of its real estate investment portfolio. His has extensive experience in public accounting and the real estate industry, encompassing acquisitions/dispositions, re-development, financing, and property management. He earned a Masters in accountancy from Truman State University.

Brian Greene
EVP, Leasing

Brian Greene has more than 25 years of commercial real estate experience, specializing in retail transactions and asset management. As EVP of Leasing at Heritage, he is responsible for leasing all sizes and types of space at existing and new projects, as well as sourcing new lease assignments for the company. He brings deep experience, from street to suburban retail, and from initial merchandising plan to long-term NOI preservation. 

Prior to joining Heritage Partners, he managed landlord and tenant representation throughout DC, Maryland, and Virginia at Rosenthal Properties/TSCG. Prior to that, he spent 13 years in leasing for Regency Centers. He is a DC-area local and lives in Arlington, VA with his wife and three children.
